Location:              The ranch is located on Hwy 83 approximately 5 miles southwest of Carrizo Springs, Texas in Dimmit County.

Description:         The property has light to moderately heavy brush on most of the ranch and consists of your typical south Texas brush, which provides a great habitat for the wildlife. The roads are in great condition and the ranch has been very well maintained.

Water:                   There are 2 Carrizo wells. Well #1 is equipped with a 5 hp irrigation pump and pumps water to a 2 acre pond stocked with catfish and bass. Well #2 is used at the camp site and has water piped to a ½ acre pond that is also stocked with catfish and bass. Both ponds have a fish feeder installed. Water lines furnishing water to the surface ponds consist of 2 inch pvc pipe.

Improvements:    Improvements include:
* A 30 X 30 metal roof pole barn, with indoor bathroom and shower.
* A 30 X 80 pole barn with metal roof.
* There are 2 very nice travel trailers: a 2006 - 34ft travel trailer and 2005 Terry travel trailer, both are equipped with septic systems. There is also septic for 2 more travel trailers.
* Three 40 foot metal containers with electricity and vents used for storage and a cleaning station at the camp.
* There are two feeding stations set up on the ranch, which include a quail feeder, protein feeder, corn feeder and alfalfa feeder.
There are a total of 6 corn feeders on the ranch and 5 hunting blinds, including 1 bow blind.
* There is a small set of cattle pens in working order. Fences on property are in good condition.

Minerals:              Owner believes to own 1/8 of the minerals and will convey the minerals they own. There are currently no leases or production on the property. Exact mineral conveyance to be determined at time of new title commitment.
