Location:              The ranch is located off of FM 1867 approximately 3 miles south of Big Wells, Texas in Dimmit County.

Description:         This ranch is a great place to get away, hunt and enjoy the wildlife and outdoors. There is a good variety of brush and grass, including some re-growth in the front part of the ranch and heavy South Texas brush in the back pasture. The roads are in good condition and make it easy to get around the ranch.

Wildlife:                There is a lot of wildlife on the ranch, including deer, quail, dove and hogs.

Water:                   There is a Carrizo well on the neighboring ranch, in which there is a shared water well agreement. The well pumps 60 GPM. There are two nice tanks on the ranch. The tank on the front part of the ranch has water piped to it.

Improvements:    The ranch is low fence except the neighbor to the east, which is high fenced. The ranch has been cross fenced into two pastures. There are two executive blinds, 3 corn feeders and several quail feeders.

Remarks:             This is a great hunting and recreational South Texas Ranch.
