  1. The 2-story, 3200 sq ft +/- main house is a 4BR/3.5BA furnished home with on open floor plan complete with custom tile and carpeted bedrooms. The living, dining, and kitchen areas are laid out to provide spacious comfort. The dining area looks out from two sides of floor to ceiling windows onto the back yard and pool/pavilion area. The living room centers around a large custom fireplace for a cozy and relaxed environment. The bedrooms are roomy allowing for multiple arrangement opportunities. Custom Saltillo tile or carpet run throughout the lodge which is decorated in a ranch/western style. The front of the lodge opens onto a large covered front porch suitable for entertaining.
  4. A 1200 sq ft +/- air-conditioned deer handling facility comes complete with chutes, holding boxes, plenty of workspace, along with countertops and storage space. The facility contains 6 deer holding pens that can be completely darkened or lit with regular or red lights throughout. The alleys that run from the 6 external pens into the facility are covered in black material to effectively facilitate the movement of the animals from the pens to the barn. Currently 65 deer are in the breeding program and as the management plans change new genetics are implemented from the breeding pens.
  5. A 1500 sq ft +/- metal barn can serve as a garage and workshop. The barn contains 4 bays, one of which is fully enclosed and has an overhead roll-up door. The middle bays are open and accessible from the front to larger machinery, trailer, or truck parking. The fourth bay is covered on 2 sides which provides excellent parking space. The equipment and machinery that conveys with the sale of the ranch is parked within this barn.
  6. Also included is an overhead 14-ton grain bin on a concrete approach (2016), 64 sq ft pump house for the shallow well, 80 sq ft grain silo used for feed and tool storage, and a 180 sq ft skinning and processing area complete with a walk-in cooler and ice maker. The property sports 4 executive hunting binds which are roomy and carpeted and contain rolling chairs.
  7. Miscellaneous items to convey with the sale of the ranch include corn feeders, protein feeders, fuel tanks, tractors, and a host of implements, trailers, ranch equipment and tools. A complete list of items to convey with the sale is available on request.
