Location:Located off of paved FM 127 approximately 5 miles NW of Sabinal, Texas in Uvalde County.

Description:Terrain on the ranch is slightly rolling to flat with healthy, well maintained pastures. The ranch is 60% native brush, 20% pastures and 20% farmland. This property is covered in an extraordinary variety of high protein brush species, huge Live Oaks and blanketed with thick improved grasses, several large food plots, and an expansive garden of native flora. The wet weather Nolton Creek meanders throughout the property providing good wildlife and bird sanctuary. Nolton Creek rises (at 29°29' N, 99°32' W) eight miles southwest of Utopia in northeastern Uvalde County and runs southeast for twenty-seven miles to its mouth on the Sabinal River, a half mile west of FM 187 and eight miles south of Sabinal. The creek rises in terrain of steep slopes and benches, and then enters an area of low relief. The local deep loam and clay soils support juniper, live oak, mesquite, and various grasses near the headwaters; in the middle reaches grow scrub brush and grasses, and near the creek's mouth grow pecans, other hardwoods, and various grasses.

Water:Nolton Creek Ranch has a very nice 8 - 10 acre lake and four 1/4 acre to 1.5 acre ponds that have all been well maintained. The wet-weather Nolton Creek lies through the mid portion of the ranch. There are four electric water wells consisting of: a 200hp ~ 1400gpm Edward’s well with 82 acre feet of transferable rights and 182 acre feet base rights.

    There are three other electric wells.
  1. One Edwards, domestic, 17gpm electric well
  2. Two shallow 17gpm, electric wells.
  3. Four concrete wildlife water troughs.

The wells pipe water to all the lakes, ponds, water troughs and the 182 acre pivot field. Water flows through 2”, 4” and 6” underground water lines makes the cost to maintain full lakes and ponds very low.

Wildlife:Careful attention to wildlife preservation on the ranch creates an unequaled wildlife sanctuary; home to a diversity of songbirds, and breeding ground for a number of migratory fowl. Spring, summer, autumn and winter bring an awesome year round migration of many bird species. Buntings, Warblers, Orioles, Green Kingfisher, Sandhill Crane and Tanagers are noted here seasonally. Many species of woodpeckers, vireos, wrens, swallows, sparrows, hawks, owls, and other varieties are seen throughout the year.

Native wildlife and game on the ranch are healthy including whitetail deer, axis deer, blackbuck, dove, quail, and flocks of turkey. In 2013, sixty-one whitetail doe and thirty-six whitetail bucks of improved genetics were released on the ranch, thus enhancing the already strong native genetics.

Improvements:The ranch is high-fenced with the 182 acre pivot field being low fenced. An all-weather black top road extends from the ranch entrance to the main house and headquarters, with excellent roads throughout the property.

  1. The main house is approximately 5,000sq/ft consisting of 7BR/4.5BA, three living areas, kitchen and utility room. There are 4 A/C zones which make it easy to control the temperature of which ever area of the house you are in.   9. Four carpeted, executive hunting blinds of which one is air-conditioned and all four have restrooms, eight corn feeders, eight protein feeders and four hay feeders are scattered throughout the ranch providing year around food subsidy for game and wildlife.
