Location:Easily accessed and located off of Highway 90 approximately 2 miles east of Brackettville, Texas. Texan Ranch is roughly a 2 hour drive west on Highway 90 from the Loop 410 and Highway 90 intersection in San Antonio, Texas.

Description:With over a mile of highway frontage, this high-fenced ranch is easy accessed with the entrance being right off the highway. The ranch is gentle rolling to level terrain. Lindsey Creek is a large seasonal creek that winds through the ranch. The creek is lined with many large live oaks. The ranch has a variety of excellent South Texas native brush consisting of Guajillo, Mesquite, Cenizo, Black Brush, Cactus and many other high protein species.

Water:Texan Ranch is a water haven, with 7 Edwards water wells distributed around the ranch. The house wells are supplied with a windmill and a submersible pump well that fill a storage tank. There are two solar wells that fill water troughs, and one of the solar wells pumps into a storage tank with an overflow line which flows into the brush. The other solar well is pumped to a stone pond. There are also two 10 inch cased water wells. One well has a diesel motor and diesel tank and pumps 500-600 gpm. This well feeds the 42 +/- acre irrigated field with a pivot. The last well pumps 80-100 gpm that feeds a 10 +/- acre irrigated field with a pivot and also a sprinkler system for food plots. With all the wells on the property there are also 2 ponds, 7 water troughs on the ranch, and 6 troughs in the deer pens.

Wildlife:The wildlife on the ranch is in superior shape. The ranch has been on the MLDP program since 2008 and deer have been released on the property by the Triple T program. There are a large number of doves making the dove hunting phenomenal. Other wildlife on the property is scimitar Oryx, quail, turkey, coyotes, raccoons, ringtails, and bobcats.

Other wildlife which is located on the main residence which is high fenced (21.66 +/- acres), are black buck, Sitka and axis. There are also 7 goats on the main residence to keep the grass low and brush trimmed.

Improvements:The ranch has a main residence and separate hunter’s lodge. The main residence has approximately 1900 square feet of living space with 3 bedrooms, 2 baths and a loft that opens to the living room downstairs. The main residence has approximately one inch thick sheet insulation covered with Australian Cypress. The upstairs flooring is Pella hard oak. The kitchen has custom cabinetry and stainless steel appliances. The kitchen and bathroom counters are granite. The living room has a wood burning stove in the fireplace venting through the chimney. There is a covered porch that wraps from the north to a portion of the east side of the home. The main residence and lodge are limestone with metal roofing. The lodge has approximately 625 square feet of living space upstairs with a kitchen and an open area and 1 bathroom. The lodge has a lower enclosed area to be developed into additional living space or for storage. The lower level has a 12 ½ ft by 15 ft area with a drain for a future cooler room ready to be finished. Outside of the lodge is a processing area with deer hanging racks. The residence and lodge are supplied by a water softener system located at the lodge. There is outside lighting between the main residence and the lodge. There is also a fire pit for enjoying the solitude of the ranch. There is a limestone covered storage shed with electricity. Rio Grande Electric Cooperative supplies the electricity.

The ranch has 6 hunting blinds, 6 corn feeders and 12 protein feeders. There are 2 silos for grain/feed. There are 6 deer pens with covered shelter. Electric fence surrounds the deer pens for predator prevention.

Minerals:Seller will convey 5% of the mineral estate owned; exact mineral conveyance to be determined at time of the new title commitment – there are no current leases for oil and gas production.
