Location: Live
Oak County. Approximately 50 minutes south of San
Antonio with paved frontage on the access road
of IH 37.
Description: The
Atascosa River Ranch and it’s almost 2 miles of forest-lined river
is truly unique. It is extremely rare to find this much river frontage
in comparison to the amount of total acreage, especially in the big deer
country of South Texas. The land is almost 100% native old growth
brush offering tremendous habitat for deer, turkey, hogs, and other wildlife
that thrives along the river bottom and throughout the ranch. The terrain
is gently rolling featuring several hills, numerous draws, and two wildlife
food plots. In addition, a small year-round live creek (approximately ½ mile)
and seasonal Weedy Creek (approximately 1 mile) bisect the property before
converging with the Atascosa River. The entire length of the river
and the creek is loaded with huge trees including giant live oaks, some
with circumferences more than 20+ feet in diameter! Once out of
the river bottom, there are big bull mesquites and fantastic underbrush
providing excellent cover for all types of game. A new 8 mile long
network of ranch roads offers 2-wheel drive access to almost all areas
of the property.
Wildlife: With
several large low-fenced neighbors, one reported to be approximately
6,000 acres, the Atascosa River Ranch’s population of deer, hogs,
turkey, dove and quail is abundant.
Water: Domestic
and livestock water is provided by El Oso rural water service with one
meter on-site. The Atascosa River, which forms the western boundary of
the property and runs for approximately 1.8 miles (see topo), as well
as another small live creek, can be used to distribute additional livestock
water throughout the property.
Minerals: Seller
does not own any minerals.
