South Texas Hunting ranches ~ Las Palomas
40 ~ 156 Acres, Zavala County

Location:                  These South Texas ranches are located 15 miles south of Uvalde and 2 miles north of LaPryor in Zavala County. There is frontage on FM 1436, and CR 4017.

Description:           The terrain of Las Palomas is typically level South Texas with large mesquite trees dominating the brushy areas as well as guayacan, blackbrush, guajillo, whitebrush, persimmon, catclaw, prickly pear, and other high-protein brush species. There are also several fields thick with native grasses.

Acres:                        40 Acres - 58 Acres – 58 Acres (or any combination of the 3)

Wildlife:                    The ranch sits in one of the best dove flyways in South Texas, and birds cross through in droves. Deer, quail, feral hogs and an occasional flock of turkeys can also be found at Las Palomas.

Water:                        Subsurface water appears to be abundant in the area with well depths averaging 300 and 500 feet. There is electricity across the road from the two 58 acre parcels, and ¼ mile from the 40 acres.

Improvements:     There are no improvements on the property except for a number of good pasture roads which provide 2-wheel drive access around the ranch.

Minerals:                   Owner will convey all mineral and executive rights owned which is believed to be 20%; exact mineral conveyance to be determined at time of new title commitment.

Remarks:                  This is a rare opportunity to own a small South Texas ranch. With a good combination of deer and bird hunting at a very affordable price and deer season upon us these ranches will not be available for long!
