Acres:303 +/- Acres

Location:Hondo Creek Ranch is roughly 3.5 miles east of Hondo between Highway 90 and FM 2676 in Medina County. It is easily accessed off of CR 451. The ranch is approximately 40 minutes from San Antonio.

Description:The easy access to Highway 90 and closeness to San Antonio gives this ranch exceptional location. The ranch consists of mostly open fields. The openness and good soils make for some great dry-land farming. The fields also have huge live oak trees. The Hondo Creek runs along the south-southwest side of the property and acts as a boundary. The creek consists of many giant oak trees and other south Texas tree and brush species. Usually on normal rain years, this part of the Hondo Creek has deep holes filled with crystal clear water. These holes make for fantastic swimming and fishing areas.

Water:Hondo Creek Ranch has a great volume of underground water with 2 main creeks being so close to the property. The ranch is supplied by 4 shallow wells. One of the wells is strictly for the main house. The other three wells are connected together and run to the cattle pens, troughs and ranch house.

Wildlife:There is an abundance of wildlife on this ranch. The brush and Hondo Creek are home to many different species of wildlife. Deer, pigs, wild turkeys, bobcats, coyotes, varmints and the occasional axis roam these areas. At times the planted fields will bring out many deer from their thick bedding areas. The dove population is high in numbers in this area. The Hondo Creek Ranch is less than a mile from the popular Paloma Pachanga which attracts a huge number of doves from their sunflower fields.

Improvements:The ranch has a main residence and also a ranch house. The main residence is approximately 3,100 square feet triple wide modular home with 4 bedrooms and 2 full baths. There is carpet throughout the home with the exception of tile in the kitchen and laundry. The kitchen has stainless steel appliances, a center work island and lots of countertop space and cabinets. There is a breakfast bar that leads out into the open concept of the living and dining space. Off the other side of the kitchen is a larger formal dining area and adjacent sitting/ library area with a ceiling to floor wall of bookshelves. The home has plenty of windows that give natural lighting and great views of the outdoors.

The ranch house was the main residence for some time. Now the house could be turned into a ranch hand’s home or a nice guest house.

There is also a 100’x120’ foot barn with100’x60’ being enclosed and having concrete floor. The barn has multiple tall and wide bay doors to pull in heavy equipment. Both sides of the enclosed barn have 100’x30’ overhang to store equipment out of the weather.

Minerals:Seller will convey 100% of the mineral estate owned, which is believed to be 100%; exact mineral conveyance to be determined at time of the new title commitment – there are no current leases for oil and gas production.

Remarks:Hondo Creek Ranch will make for an exceptional homestead, recreational, farming and cattle ranch.
