Location:                   Northwest of Loma Alta, approximately 40 miles north of Del Rio, Texas in Val Verde County. This is a secluded ranch with a private road, just 4.9 miles west of US Hwy 277. There is a surveyed, deeded easement to the property from US Hwy 277.

Description:              This high-fenced ranch features typical West Texas terrain consisting of rolling hills, beautiful canyons and rough brush-covered draws. Steer Canyon and Prickly Pear Canyon run through the ranch and elevations offer dramatic panoramic views of the surrounding terrain which includes the Dry Devil's River. Elevations range from approximately 1,686 ft. to over 2,000 ft. Pin oaks, cedar and mesquite, along with a tremendous variety to native brush, grass and forbs blanket the ranch. Electricity is provided by Rio Grande Electric Cooperative. Approximately four miles of power lines run through the ranch putting about 75 percent of the ranch within one mile or less of power. The ranch also is home to several Indian mounds where artifacts may be found.

Wildlife:                      Native wildlife on Steer Canyon Ranch includes whitetail deer, blue and bobwhite quail, turkey, mourning and white wing dove and a variety of varmints. The whitetail herd has been improved by releases of approximately 280 deer from quality genetics from Shackleford and Bexar counties under the Texas Parks & Wildlife Trap, Transport and Transplant program. There have also been several species of exotic game stocked on the ranch, including axis deer, aoudad sheep, red deer and elk.

Water:                        There are three water wells on the property. One is equipped with a windmill and a 10,000 gallon concrete reservoir, another has a windmill and an electric submersible pump and the well at the headquarters has a submersible pump, pressure tank and a booster pump with a 3,000 gallon plastic storage tank. There are 14 water troughs scattered across the ranch with four to five miles of pipelines supplying them with water for the wildlife. There are at least four header dams across some of the draws creating wet weather tanks, small springs or seeps in some places and one small pond.

Improvements:        Existing improvements include a good road system, complete high-fencing, 4 deer breeding pens, two furnished mobile homes (one 3 bedroom, 2 bath; and one 2 bedroom 1 bath) with central air and heat. 2-500 gallon septic tanks, 1-400 gallon diesel tank, 1-500 gallon gasoline tank, 1-40' aluminum van trailer for storage, 1-covered dog kennel, a large walk-in cooler, 13 hunting blinds, 13 corn feeders, 7 protein feeders also convey with sale.

NOTE: The ranch is located in the area where there was an outbreak of anthrax in the summer of 2001. The outbreak occurred in a triangular area from Uvalde to Eagle Pass to Ozona.

Minerals:                   The sale will be surface only. No minerals are available. There is no mineral lease and no production on the ranch.
