Location:                   12 miles east of Crystal City in Zavala County, Texas . Access to the ranch is an all-weather county road.

Description:              The topography is slight rolling hills with elevations ranging from 595 ft. to 670 ft. at the highest point. The ranch is premium brush country well suited for many game animals, and highly sought after for the growth of large South Texas whitetail. It is primarily light to heavy brush including Guajillo, and Mesquite .

Wildlife:                      The ranch will contain whitetail deer with improved genetics released among native South Texas whitetails by Cuerno Grande Wildlife. Other native game animals such as quail, hogs and turkeys inhabit the ranch.

Water:                        There are 5 stock tanks with several locations to add more tanks. The existing tanks have prime locations to be enlarged to a size suitable for many needs. There are also 2 water wells on the ranch, one is a domestic well with a submersible pump that can be used for watering troughs or house water. The other is a 6 inch irrigation well with a new 40 GPM electrical submersible pump and diesel generator and 3 phase converter. This well produces 250-275 GPM.

Improvements:        The ranch is high fenced on all sides. It contains one domestic water well and 1 irrigation well.4 protein feeders (1000 lbs.) & 4 Sweeny deer feeders (250lbs.) along with 4 large ground blinds constructed for two people to comfortably hunt.

Minerals:                   There are no existing minerals to be conveyed to the buyer. Only the surface rights to the property are to be conveyed.
