Location:              Secluded, private low fenced hunting ranch for sale located approximately 4 miles on an all weather road N. of Hwy. 481 – midway between Uvalde and Eagle Pass in Maverick & Kinney Counties.

Description:         The terrain is rolling with a large ridge overlooking 20 miles of sparsely populated southwest Texas brush country. Native black brush and guajilla cover the higher ridges mixed with mesquite, Texas persimmon and guyacan. The lower areas are original mesquite thickets with cactus and some of all of the above plants. There are no areas that are re-growth. Three very large ranches border this property and the Chaparosa Creek crosses the ranch several times. A well appointed hunting lodge sits on a ridge overlooking the ranch. Just down the stone path through the lush, sprinkler watered landscape (mostly native plants and trees) is a 25 foot diameter concrete tank that has been set in the ground and used as a swimming pool along with a shaded palapa.

Wildlife:                For the past seven years the ranch has been intensely managed in an effort to maintain a population of one deer to 15 acres and a buck ratio of approximately 2 to l. The present owners have not harvested trophy bucks to date; only inferior young and old bucks plus older does have been taken. There has been 20 bred does released two years ago under the DMP program from a highly managed high fenced ranch. Other game on the ranch include: quail, dove, turkey, hogs, and native whitetail deer.

Water:                   The ranch is well watered with four ponds, 2 windmills and 2 electric wells.

Improvements:     Attached to the house and separated by a 24 foot wide porte-cochere where there is room to park four autos is a barn built to match the house. The barn is approximately 30 x 40 with a ½ bath, and laundry room. The interior walls have been completely covered with plywood. There are five fields that equal approximately 75 acres totally used to plant crops each fall and spring. The soil is sandy loam, including red sands and darker loam. A 32 acre high fenced portion of the center part of the ranch was built 7 years ago and has been used as an orientation pen for released quality whitetail does and bucks. We estimate about 50 breeder deer reside on the ranch whose genetics come from 200 point breeding stock.

Minerals:               There is no production or leases. Seller will convey 10% of all minerals that he owns. Exact mineral conveyance to be determined at time of new title commitment.

Remarks:               Highly competent ranch manager is available for hire on a part time basis along with his wife who can cook and clean from one of the adjacent ranches. Annual family hunting movies are available on request.
