Location: The property is located approximately 5 miles northwest of Dilley, with the southern boundary fronting all weather CR 4677 and the western fence fronting all weather CR 4621 in southwestern Frio County.
Description: The northern portion of the ranch is bordered by a high fence; the remainder of the property is surrounded by a combination net wire and barb wire fence. The property consists of approximately 281 acres of irrigated farm land that would make great wildlife food plots or could be leased out for farming. There is one pivot that is 126 acres and one that is 155 acres. The remaining acreage of the ranch is good native brush and regrowth.
Water: The ranch has one Carrizo irrigation well providing water to both pivots supplied by an underground piping system and pumping equipment. The well is 1,900 feet in depth and is equipped with an electric turbine pump approximately 225hp, set approximately 600 feet deep with the water level being approximately 450 feet deep. The well is said to produce approximately 1,000 gallons per minute. There are also 2 ponds and a windmill.
Improvements: Structural improvements located on the east side of CR 4621 on the western portion of the subject property include an old head quarters which was operated as a dairy dating back to the 1940’s. There are two large sheds used for equipment storage, working pens, roping arena and livestock traps. The pivot site improvements are considered to be average condition; the center pivot systems are 8 to 12 tower electric powered pivot sprinkler systems. Soils: The Soil Survey of Frio County provided information concerning the soil types present on the subject property. The primary soil types are Duval Loamy Fine Sand (DuC) and Duval Very Fine Sand (DvB). Overall, the subject property possesses typical soil types for the area.
