Location:                 The ranch is located on FM 468 approximately 18 miles west of Cotulla, Texas in Dimmit County.

Description:          This superior ranch is located in the famous “Golden Triangle” of south Texas known for producing trophy white-tailed deer. It has been intensively managed for white-tailed deer and quail. This ranch is a turn-key operation ready to be enjoyed immediately! It features the highly valued red soils with an excellent variety of native brush including mesquite, granjeno, brazil, and blackbrush as well has native grasses. Ranch improvements include limited brush control, an excellent road system with culverts, water pipelines, brush strips, food plots, 300’ x 300’ DMP pen or could be used for soft release of scientific breeding stock. There is also an 8’ net wire cross fence that divides the ranch equally into two ranches which allows independent management if desired or subdivided. This entire ranch has been developed for wildlife and all improvements have been conducted for that purpose.

Wildlife:                    The white-tailed deer herd on this ranch has been intensively managed for many years and includes genetically improved broodstock as well as native stock. The ranch is currently under Wildlife Tax Exemption. There are numerous food plots for deer as well as birds. It has a great population of whitetail deer, quail, dove and hogs.

Water:                        There are two Carrizo water wells that feed the houses and are pumped into a 28,000 and 10,000 gallon covered water storage tanks, respectively. One well has a 10”casing with a 20 HP pump with 3 phase power and adequate for a small irrigation system. There are 5 stock tanks, 6 concrete water troughs and approximately 5-6 miles of 2” underground water pipeline which feeds the tanks and troughs. A second non-equipped well is also found on the ranch.

Improvements:     The ranch has two excellent ranch houses. On the west side, a Pueblo Indian style lodge located under a 128’ X 60’ open metal hanger style barn. This beautiful lodge (2005) construction has 4 separate air-conditioned rooms with baths that sleep 2 to 3 people each. Entire facility is furnished and complete with separate room satellite systems. The main lodge consists of an open kitchen, dining area, a large den type living room and an additional larger upstairs bedroom. In place is a separate laundry, storage and deep freeze room. This lodge is completely furnished and is excellent for entertaining large numbers of people. There is ample covered parking under the remainder of the large barn. A thatched roof cabana is located just outside the lodge for entertaining. An 8’X10’ walk-in cooler as well as cleaning facilities are also located beneath the barn. Electricity, internet-mail and phone systems are in place. The east side of the ranch has a 1570 +/- sq.ft. 3 bedroom, 2 bath ranch house with a metal roof and nice covered 224 sq. ft. patio (2004 construction). This “Smart Built” structure has a concrete foundation, metal roof and foam insulation. There is a 3 vehicle parking slab for a future car port. The yard area has extensive landscaping with a 12 station sprinkler system and bed lighting. There is a 2400 sq. ft. metal barn with 5 way drive-in access and 2 overhead roll up doors. An 8’X10’ walk-in cooler located in the barn. This house would be excellent if the ranch was divided or housing for the ranch foreman. Also included are 12 hunting blinds, 12 free choice protein feeders, and 14 corn feeders. Fences surrounding the entire property is one piece 8’ StayTuff” in excellent condition and several of the feed pens have hog-proof fences surrounding them them. All you really need are clean sheets and a tooth brush!
