Location:                         Located at the end of a paved, private road off of FM 140 in NW Frio County, about 20 miles W of Pearsall, 25 miles S of Sabinal, and Uvalde being 25 miles W.

Description:                     Terrain on the ranch is about 50/50 brush/fields & pastures, with a good portion being level ground with deep, loamy clay soils, and the remaining third being rolling to steeper gravel/clay hills. The ranch is rich in a variety of high protein brush species as well as live oaks, giant mesquites & hackberry trees; approximately 350 acres of irrigated land under pivots, and about 300 additional acres of dry land food plots. Fertile bottomland areas are present due to Elm Creek and the nearby Frio River . An extensive system of roads, paths, and senderos allows for good visibility and wildlife viewing.

Wildlife:                            The fantastic variety of soils, landscape and vegetation produce valuable habitat for a wide range of domestic and exotic game species including: Trophy class Whitetail deer, trophy elk, axis, blackbuck and up to 15 other exotics. Bird (dove & quail) hunting is phenomenal as well as superb turkey hunting. All exotics on the ranch at closing convey to the new owner, and a recent inventory valued these animals in excess of $500,000.

Water:                              Elm Creek flows through the ranch; Elm Creek runoff contributes to the interesting Holcomb Reservoir, a multi-fingered, lagoon-like stock pond that can cover 20 acres when full. The entire ranch has an underground pipe system capable of quickly moving large volumes of water produced by three 750 ? 1500 gpm Carrizo sand water wells (2 diesel, 1 electric). This water system can maintain 3 large stocked ponds, as well as drive up to 4 irrigation pivots of 5 to 8 towers. This allows for ample feed production on-site, even during dry times, as well as maintaining the ponds/fisheries.

Improvements:                The headquarters compound includes a hunting lodge with full kitchen, bar, 2 bathrooms and a large bunkhouse style great room with eight beds, poker table and lounge area. A fire pit andseveral smokers occupy a front patio; to the rear is a covered patio with full size barbecue pits & smoker. Other buildings/improvements include: A pipe shed covering a 3BR/2BA mobile home used to house workers, a large hay barn, sheds and storage trailers, all usable and in fair/good condition. The complex is well-designed for utility and function, and is fully stocked with tractors, dozers, mowers, disks, plows, grain drills, grader, welder, pull scraper, spreaders and grain storage. This is only a partial list of the enormous equipment and accessory inventory to be conveyed with the property.
There are 20 deer stands, 13 deer feeders, several turkey feeders and feed troughs are scattered across the ranch.

Remarks:                          There are few ranches of this relatively small size possessing such a quantity and quality of domestic & exotic animals coupled with refined habitat and production options.
