Location:              The farm is located approximately 5 miles northwest of Dilley; with frontage on paved FM 117 and all weather CR 4677 in southwestern Frio County, Texas.

Description:         The property consists of approximately 589 acres of irrigated cropland and 675 acres of improved pasture; the farm is made up of four separate pivots, ranging in size from 89 to 241 acres. The northern portion of the farm is bordered by a high fence; the remainder of the property is surrounded by a combination net wire and barb wire fence. Frio county farmers can expect a growing season of 276 days and an average of twenty-five inches of rainfall a year; the last freeze typically occurs in late February and the first freeze of the new winter in early December.

Water:                   The farm has one Carrizo irrigation well providing water to all pivots supplied by an underground piping system and pumping equipment. The well is 1,900 feet in depth and is equipped with an electric turbine pump approximately 225hp, set approximately 600 feet deep with the water level being approximately 450 feet deep. The well is said to produce approximately 1,000 gallons per minute.

Improvements:    The site improvements are considered to be average condition; the center pivot systems are 8 to 12 tower electric powered pivot sprinkler systems. Utilities supplied by supplied by Medina Electric Cooperative.

Remarks:             The Soil Survey of Frio County provided information concerning the soil types present on the subject property. The primary soil types are Duval Loamy Fine Sand (DuC) and Duval Very Fine Sand (DvB). Overall, the subject property possesses typical soil types for the area.
